요약 한국 국가통계국은 2026년에 한국이 초고령화 사회에 들어갈 거라고 전망했다. 이에 따른 주민 노후 문제도 갈수록 심각해지고 있다. 현재 노인을 대상으로 설계한 주거장소가 주로 양로원이지만 많은 노인이 자기 집에서 노후하는 것을 더 원한다고 한다. 주거지에서 양로하는 방식은 노인의 심리 건강에 더 적합하고, 정부의 양로원을 건설하는 데의 투자도 줄일 수 있다. 그러나 주거지의 노후 환경에 대한 새로운 요구도 하게 되었다. 고령친화 아파트는 주민의 물질생활과 문화생활에 필요한 공공시설을 충족시키는 생활 장소이다. 아파트 외부공간의 고령친화 디자인이란 아파트 외부공간의 디자인에서 노인의 신체기능 저하, 심리적인 수요 변화에 적응된 특수 디자인을 말한다. 고령친화 디자인은 안전성, 독립성, 적용성을 디자인 목적으로 한다. 기존에 있는 아파트의 고령친화 현황을 현장조사를 실사하고 고령친화 정도를 평가한다. 분석 결과와 노인의 심리 및 생리적 특성을 결합하여 개선방안을 제기한다. 아파트 옥외공간 공공시설에 있어서 집에서 노후 대비에 적극적인 대책을 제공한다. 본 연구는 'People places : design guidelines for urban open space'라는 책에서 언급한 노인들이 야외 활동에 대한 관심과 그 공간에 대한 수요와 선호를 참고하여 조사해야 할 항목들을 찾아냈다. 표에 제시된 실내외 공간의 과도지구, 표지판, 야외 탁자와 의자, 경사로 바닥(계단)에 사용하는 재료가 변화가 있는지, 보도에 팔걸이 설치 여부, 성인 헬스 시설의 현황에 대해 현지조사를 실시할 것이다. 본 연구는 다음과 같은 3가지 방법으로 데이터를 수집했다. 첫째, 단순무작위추출법(simple random sampling)을 사용하여 부산시의 8개 주거지를 표본 추출하여 현장조사를 실시하였다. 둘째, 노인의 건강상태와 심리 특성에 대하여 자료를 수집한다. 셋째, 통계국의 관련 데이터를 바탕으로 노인의 주거지에 대하여 분석하고 아파트 옥외시설의 고령친화 개축 방안을 제기했다. 현장조사 결과를 분석하여 옥외 공공시설 설계에 있어서 추출된 8개의 아파트의 장단점을 파악했다. 이번 조사에선 평점이 가장 낮은 항목과 조사 과정에서 관찰된 실제 문제를 노인의 심리, 생리특징과 결합하여 아파트 외부공간에의 휴게 벤치의 양식과 설치 방식, 계단의 치수 등에 대하여 고령친화 개축 방안을 제기했다. 거주지 노후를 추진하는 것은 전통 관념에 부합할 뿐만 아니라 대다수 사람들의 욕구를 충족시키는 이상적인 노후 방식이다. 고령친화 아파트를 연구하고 문제점을 발견하고 리모델링 대책을 마련하여 주거지을 진정으로 노인의 노후에 적합한 이상적인 보금자리로 만드는 것은 노인의 노후 원망에 부합할 뿐 아니라 국가의 노후 부담도 덜어줄 수 있다. 아파트의 고령친화에 관한 연구는 전통 커뮤니티의 고령친화 개축에 참고 가치를 제공할 뿐만 아니라 향후 지을 아파트의 옥외 공공시설릐 고령친화에도 중요한 의미를 갖는다. Abstract The Statistics Korea estimates that Korea will enter a super-aged society in 2026. As a result, the consequent pension issue has become increasingly serious. At the moment, the residential areas specially designed for the elderly are mostly nursing homes; however, most of the elderly prefer to stay at home. Aging in Place is not only a more suitable way for the mental health of the elderly, but also a way to ease the government's investment in the construction of nursing homes. But, to be frank, it puts forward new requirements for the pension environment of apartments. The apartment for the aged is a living place with a better set of public service facilities that can meet the material and cultural life of the residents of the area. The elderly-oriented design of the exterior space of the apartment refers to the special design of the exterior space of the apartment, aiming at the decline of the physical function and the change of psychological needs of the elderly. The elderly-oriented design is targeted for safety, self-reliance and applicability. This study carried out data collection in the following three aspects: 1. 8 residential apartments were selected in Busan for field research in accord with the simple random sampling method. 2. Collected data of the physical condition and behavioral characteristics of the elderly. 3. According to the relevant data of the Statistics Korea, made data analysis on the age group ratio of the elderly, and adjusted the demand ratio of fitness equipment for each age group. Combined the results of data analysis with the physical, psychological and behavioral characteristics of the elderly, the selection of fitness equipment for the exterior space of the apartment, the style and the setting method of the rest chair, and the size of the steps are proposed. Promoting home-based care for the aged not only conforms to the traditional concept, but also meets the needs of most people. To make the apartment an ideal home for the aged, this paper studies the elderly-oriented aspects of the apartment, finds out the problems and puts forward the renovation countermeasures. It not only accords with the vision of home-based care for the aged, but also reduces the pension burden. What’s more, the elderly-oriented research not only provides reference value for the elderly-oriented improvement in traditional community, but also plays an important role in elderly-oriented design of apartments for redevelopment.
